HOME PLAN DESIGN
Lansing Lumber Farm & Feed is pleased to offer home design & drafting services as well as residential construction consultation for our existing and future customers. Owner Pat Peterson has over 30 years experience in the residential design field, beginning his career at Elswood‐Smith‐Carlson Architects in Overland Park after earning a Bachelor of Architecture degree from the University of Kansas. As a valuable member of the E‐S‐C design team, Mr. Peterson was afforded the opportunity to work on a broad range of residential projects in the Kansas City area and throughout the Midwest. He has earned awards for his work that have been featured in local and regional publications including Better Homes and Gardens, Midwest Living and Kansas City Homes and Gardens magazines.
The home plan and drafting division of the business was established on the premise of providing quality residential design services for both individuals and contractors at a fair, affordable price. We provide intelligent, well‐conceived construction documents commonly known as Builders Plans. Builders Plans require that the contractor possess the competence and skill necessary to complete the project without a full engineering and design service. These plans are suitable for nearly all residential building projects in our area.
A typical construction drawing package will include a foundation plan, floor plan(s), roof plan and four elevations. Electrical and mechanical plans are not provided but are available for an additional charge. Additional fees may also apply for extended design time and/or any supplemental drawings required such as engineered structural plans, plot plans, cross sections and other detailed drawings.
The fee structure based on the total square footage of living area is as follows:

Up to and including 2,500 square feet: $.80/sq ft

2,501 to 5,000 square feet: $.95/sq ft

5,001 square feet and above: $1.10/sq ft
For other projects including remodels and additions, fees are charged at a set fee or hourly rate of $95.00/hour. A deposit of approximately 50% of the project cost is required before any work is started. The remaining balance is due upon completion and before delivery of construction drawings of which 3 sets are included in price.
Design services are offered to customers of Lansing Lumber exclusively. Therefore, we offer the following refund structure:
Upon selection of Lansing Lumber, Inc. as the primary supplier of building materials for your project, we will refund 1% of the total purchases (excluding tax) for your project. To qualify for the refund, you must purchase all rough-in and deck lumber and at least one of the following groups: a.) windows & exterior doors; b.) interior doors and millwork. The refund period will begin with the first purchase for your project and will end on the date that you take possession of your new home.
Refunds will be made at the conclusion of your project after all outstanding balances are paid in full. Thank you for considering Lansing Lumber Farm & Feed and the many services we offer as you begin your project.
